"Transactions at this level require a sale person of your caliber with experience that know how to reach the goal line.  We were dealing with properties of significant appreciated values in a town and neighborhood that had yet to see sales at this level.  Your sales effort made this work.  Staying on top of potential buyers, working at a pace comfortable for them and only applying pressure at the appropriate times.  Lets face it, when selling homes at these prices, usually are to buyers that do not even know they are about to move.  Therefore, you must move very carefully in these situations.  Look at us, we were renovating our previous house a year ago and how we are in a new home doing renovations all over again with no intentions of ever moving until we received your phone call (thank you).  This is a very interesting market today, we have interest rates on the rise, we have prices of homes at their all time highs.  What we experienced with the sale of our residence was that we needed to take every potential buyer that showed interest in the property very seriously.  It became obvious to me, when you enter thte higher price market there are fewer and fewer buyers.  Therefore, every offer has to be carefully considered.  The all cash offer we received was a very interesting offer and I think if I acted quicker this would have come together.  These individuals that make these offers generally act fast and are real buyers that are in the market looking to make quick decisions.  Some buyers feel the need for a discount when they offer cash.  In all fairness, when there are no contingencies with a quick closing these offers need to be taken seriously in this market environment.  It all came together in the end due to your efforts in convincing the final buyer that this was the house for them.  I must say I am not sure that the outcome might have been."  - G.
